Excel carried out extensive strip out including removal of existing concrete floor to this historic site. With the help and design from Excel Waterproofing Contractors, Excel Demolition was responsible for the installation of new waterproofing and drainage to arch with exposed brick vaults.

The project included the installation of new utilities, power floated structural slab and new aluminium shopfront to building.

All works carried out within a live market, with approval and signs off from TFL of all works carried out.

Phase 1: Clear site of existing rubble, all bushes, trees, hard standing’s and three barns / outbuildings

Phase 2: Reduce level, piling matt and ground beams for 6 no. plots. Building brickwork below beam and block floor, including DPC. Full utility connections to all of the site including crossover to approved adopted manholes. New bell mouth connection to the development for access to residents.

Phase 3: Full luxury fit out and landscaping to each plot, ready for completion and sale

Excel completed a full asbestos removal of notifiable material, using the quilling method for removing asbestos residue to walls. Excel then completed a full strip out of the existing building, and demolition of existing older extensions.

Temporary works through out the building, including small facade retention and forming of new openings followed the strip out.

The building required double underpinning to the rear and side walls for the new basement extension to the rear of the property, along with this a complete contiguous piled wall that now forms the new basement walls.

Excel worked together with consultants U+i to create this ‘container city’ to rival Shoreditch’s Boxpark. Utilising the acre of waste land located between the current market, and residents along Pennard Road, work commenced to make a suitable market place and meeting area.

The pop up Market is open for cafes, restaurants, artists’ studios and co-working spaces in 74 glass-fronted containers designed in a similar style to Pop Brixton and Shoreditch’s Boxpark.

Excel acted as Principal Contractor on the Old Laundry Yard, Shepherd’s Bush Market  project.

A development of 19no. large luxury houses carried out over 3 phases.

Phase 1: Clear site of existing rubble, all bushes, trees and hard standing’s

Phase 2: Reduce level, piling and ground beams for 6 no. plots. Building brickwork below beam and block floor, including DPC. Full utility connections to all of the site including crossover to approved adopted manholes. New bell mouth connection to the development for access to residents.

The groundworks included deep off site drainage up to 5m, a large cut and fill exercise of 5000m3, along with all the usual groundworks of reduce levels, contamination, drainage, attenuations and head walls.

Phase 3: Construction of properties carried out by other contractors.

Excel carried out extensive strip out and structural alterations to Cambridge’s largest and busiest shopping centre. The works included day and night shifts to minimise disturbance to this live shopping centre. Works undertaken included demolition, drainage, RC works, new lift pits, major temporary support works. All works carried out within a 15 week period.

Excel Demolition & Groundworks Ltd worked with sister company Excel Waterproofing to provide the structural waterproofing to these newly formed lift pits. Incorporating it as part of the same package, to ease any project management overlap.

Demolition of existing extensions and temporary buildings within a live school, including extensive groundworks such as foundation, substructure, reinforced blockwork, concrete reinforced slab and all the external works package shown in photos below. These works followed strict noise and time restrictions, including inbound and outbound delivery constraints due to school children’s arrival and departure, such practises ensured maximum safety of the site at all times.
